I am loving the colour palette and nostalgic “th I am loving the colour palette and nostalgic “theme” I went with when decorating #projectinlaws! This holiday tablescape was pretty simple: 
-I hung two real wreaths with command hooks, and added bows
-I incorporated a vase and candle sticks that my mother-in-law already owned, and added some fresh cedar and pine down the table and in the arrangement, as well as a faux berry stem. 
-A stack of the cutest scalloped Christmas appetizer plates and napkins were placed for easy access for when guests arrive!  After getting our own tree this weekend, I can hardly wait to finish decorating our home!
Forget February, I think November HAS to be the sh Forget February, I think November HAS to be the shortest month in the year 😆… it feels like we go from Halloween to December in one day! 
Last month saw the final touches on a custom new build in Fredericton’s prestigious West Hills community, completion date is scheduled for this coming week! November also saw our Rivers Edge custom build client moving in. Both homes will be scheduled for photos in the new year! As well, our beautiful cottage remodel and addition project had some work done last month to get it camera ready (the stone hallway and shower glass 😍!) I was also busy this month on the handful of projects that are starting in spring of 2024: meetings, revisions, selecting finishes etc. AND, our home’s exterior walls are framed and ready to go, and I’ve only changed my mind one million times so far 🤪. Finally, we spent some time preparing for the Holidays and decorating, more of that to come as we move into December!

We are in full Christmas decorating mode over here We are in full Christmas decorating mode over here! Starting with last week’s annual trip to @scottsnursery for all the fresh winter greenery. I used some of the pine boughs for a vase here at #projectinlaws, and on the range is faux garland that I found there.  I also left with the prettiest poinsettia plant, a holiday jute door mat and lots of wreaths and garland.

There’s a lot more information needed when selec There’s a lot more information needed when selecting engineered hardwood, that you can’t necessarily find by looking at samples. Here are three questions that you need answered when selecting your engineered hardwood floors:  1) What is the thickness? And I don’t mean the width! (That is something you CAN tell by looking at a sample!) I mean the thickness of each plank. My recommendation is that the flooring should be 3/4” thick: this way if you have tile in the house it should match in height and have a more seamless transition.  2) What is the variation? Something that can be hard to tell when looking at a sample is the hardwood’s colour variation. V1, V2, V3 & V4 are levels of this variation. V1 shade variation is uniform in appearance from plank to plank, whereas a V4 classification will have a large variety of color and texture changes. Often times when you look at a small sample you can’t get the full picture of how the floor will look installed, so it’s important to look at what the variation is (it is usually noted somewhere). One step further is to find a picture of the flooring installed online for a better visual of how varied it is.  3) What is the average plank length? To me, this is the most important question for design. If the average length you’re looking at is less than 5’, this means more joints and a busier floor. Ideally, the average length for engineered hardwood is 6-7’. This avoids the visual clutter of shorter planks, and achieves a more uniform look.  Save this for reference!
During a remodel or construction project, a design During a remodel or construction project, a designer’s main role is to effectively communicate and translate the design for clients and trades. 
This communication isn’t just through the MANY texts, emails, and phone calls, but it’s a lot of design documentation: floorplans/drawings, elevations, paint schedules, finish selections, lighting schemes, spec documents and more!  After layouts and finishes are presented, revised, and finalized by the client, you can expect the contractor and designer to work closely together. They will both need to be informed of the budget and any change orders made along the way. You can expect scheduled site visits like electrical and rough-in walk throughs, and texts/emails back and forth with progress or issues that arise.  When working with both, it is important that before construction begins, you understand who is ordering what for fixtures and finishes. And this can look very different for builds and remodels.  For many remodel jobs, I’ve taken care of the ordering for lighting and plumbing fixtures, along with the tile and flooring. But for new builds, this can work a little bit differently, and it all depends on the builder and their quoting and invoicing process.  And remember: good design takes time!!! Don’t wait too long to reach out if you want design help with your remodel or new build. Having a designer and contractor lined up around the same time is the best case scenario. We have lived in five houses in three years, and w We have lived in five houses in three years, and we loved our last house, especially the primary suite. We are basically repeating the exact same ensuite layout in our next home except we are looking to change one thing: the bathroom vanity. 
The two sink cabinets on either side of the makeup desk was THE BEST, I loved this, and we’re planning on repeating this layout. However, we are looking to do drawers under the sink rather than doors. I have learned that I prefer a drawer that pulls out for a vanity where I can see everything. With the doors, I found everything just got shoved in and lost at the back. Our next bathroom (like our last) also has a linen closet, so we have lots of storage for tall items!  Our home is in the framing stage, and I am SO excited to continue with all the design details! 🏠
The Planning and Design Process with Holland Homes The Planning and Design Process with Holland Homes:  1) Before we begin working together we have a simple onboarding process that involves a quick online form. This lets us know your location, budget and (most importantly) your timeline. 
2) If all aligns, then next is a discovery call with Steve, me and our Executive Assistant (hi Heather!). This call is about 45 minutes and is basically to get to know each other and talk a little bit about building with us: discussing financing, our build practices, your design ideas, budgets etc. You will be spending LOTS of time with us over the next year or so, and this meeting will be the first of MANY!
3) Following this call, an initial site visit usually takes place: here is where we start taking into account the direction of the home, what style of house works best, driveway placement, ground work etc. 
4) House plans/Drafting Stage: we work closely with a trusted drafter to create the BEST house plans for you. There is a lot of back and forth during this stage, and revisions to make sure it is perfect! 
5) Next: towards the end of the drafting stage, I present a Concept Design Package with how I envision the exterior and main rooms of the home to look and feel (siding materials, paint, flooring, cabinet style and colour, lighting, wall/ceiling details and more). 
6) Cabinet Planning: my favourite! Cabinet plans are drawn and revised and there are multiple showroom meetings to go over all the details together. 
7) Finalizing/Ordering/Procurement… finishes are selected, usually looked at ON SITE for lighting and measuring 
purposes, and then we take care of the ordering for you!
8) Construction and Rough-in Stage: site visits can begin! After framing there is always an electrical walk through to ensure the rough-ins and switch placement coordinate with the design. There is a LOT of communication with the trades during this time (and luckily for you all, this communication is our “pillow talk” for Steve and me!) 
9) Install/ cleaning/ turn over. After the “dust settles” the house is professionally cleaned, and if you choose, I finalize the furniture and soft finish install! WELCOME HOME!
@ie_onthelake saw a few final touches this month… just in time for a little winter holiday escape. More to come of this beautiful remodel and addition!
